Live in an apartment? Who's responsible for frozen pipes?
Apartment tenants can do a lot to prevent pipes breaking during this freeze. If a pipe breaks and you don't own your home, just who is responsible for the damage?
On a normal day, you'd probably be tempted to stop any dripping water, but for the next few days, things will not be normal.
"I believe so, especially in Texas where the weather changes so quickly. You never can really be sure exactly what it's going to be," said Kensington place resident and assistant property manager Kristen Parsons.
Last week, Parsons warned her residents about the cold, hopefully giving them enough time to prepare for the low temps.
"We're just really proactive about making sure they do know bad weather is going to happen and what they need to do to make sure they don't have frozen pipes or anything like that," Parsons said.
Apartment complexes are encouraging their residents to do all they can to avoid calling plumbers this week.
"If there is going to be really inclement weather, make sure you leave your water dripping in your sinks, in your bathtub, and make sure your heater is above 60 degrees if you're going to be out of town or traveling," Parson said.
Parsons said some of their residents are still on vacation, and with unoccupied buildings, the chance for broken pipes is higher.
"We're going to be responsible for that to fix that damage," Parsons said.
The Better Business Bureau said if anything the apartment complex owns, including the pipes, the walls, the ceilings and floors, gets damaged, the apartment complex is responsible for that damage. However, if any of your personal property is damaged, you are responsible for that.
"Our residents are required to have a renter's insurance policy." Parsons said.
A broken pipe is one less thing residents have to worry about during the freeze but many may be concerned about a costly water bill.
"For our residents, we cover their water, their trash and sanitation and pest control, so they don't have to worry about that," Parsons said. "It's not going to be a big burden financially for them if they leave stuff dripping."
